Who we are

PostForeclosureRecovery.org is run by a private organization of post foreclosure specialists and advocates.

How we are paid

There is no out-of-pocket expense. We handle the court filings, the responses and the communication that help you stay in the property longer, and any fees come out of the surplus funds once they are recovered.

Court and probate filings

Where your state requires a licensed attorney to prepare or file court papers, a licensed attorney handles it. Our specialists do not represent anyone in court.

A private organization publishes this website. The people who run it call themselves post foreclosure specialists and advocates, and they go to work at the point where most help has already packed up: after the gavel falls, when the home has changed hands and the mail starts to stack up on the counter. We stand with former owners, with heirs of an owner who has died, and with the family members and renters still living in the property, in every state and the District of Columbia.

Why possession comes first on this site

Almost everyone who finds these pages is holding paper. A notice taped to the door. A summons folded into a plain envelope. A letter from a company whose name means nothing to them. Two separate things get decided in the weeks after a sale: who may occupy the home, and who receives any money the sale left over. Possession moves faster and it is the one with a printed deadline, so that is the order these pages follow. If the whole thing is new to you, open after the foreclosure sale and read down.

How the specialists work a case

The work is deadlines, paperwork and follow-up, done in a set order. On the possession side that means getting the papers read the hour they arrive, writing down the date that controls the case, filing a response before the count runs out, asking the court for more time, and negotiating a paid move-out in writing. On the money side it means authorizations, identity and ownership checks, affidavits, notarizations, locating and confirming a will or a trust, a probate filing if the estate calls for one, and the claim package the trustee, county or court will accept. Each service is broken out under our services, and how we help lays the sequence end to end.

We tell people plainly what is fixed and what is not. No advocate promises a judge will grant more time or that a lien will fall away. What we promise is that the answer goes in on time, that the sale record gets read correctly, and that the surplus claim is filed before the window shuts.

Where a licensed attorney takes over

Part of this job is reserved to lawyers, and we hold that line. Where your state requires a licensed attorney to prepare or file court papers, a licensed attorney handles it. A few states reach further: in California, claims by a former owner-occupant of a home sold at a trustee’s sale are handled by a licensed California attorney, because California law reserves that work for the owner’s attorney (Cal. Civ. Code §2945.4). Only the state where the property sold decides which rule applies, so confirm it on the by-state pages before anything else. Nothing here is legal advice; a real dispute over title, heirship or whether the sale was valid belongs with a licensed attorney, or with legal aid, in the state where it happened.

What the help costs

There is no cost to you out of pocket. Our specialists handle the court filings, the responses and the communication that help you stay in the property longer, and any fee comes from the surplus funds once they are recovered. The amount is written down and signed before work starts, so no number lands as a surprise later, and you owe nothing unless the surplus comes back. Some states limit what a recovery company may charge or require specific contract terms. The by-state pages list what we found for each state. That model exists because of who we work for: a family that has just lost a home rarely has a retainer sitting idle while a claim window is already running.

Where to reach us

Our specialists work from an office at 500 N State College Blvd, Ste 1100, in Orange, California, and take calls from anywhere in the country at (888) 864-FILE. That address sits in California; the work does not stop at the state line, and every file is run against the law of the state that ran the sale. When you are ready for a person to look at your papers, the contact page has the ways to reach us and the short list of documents to have in front of you.

Questions about about

A private organization staffed by post foreclosure specialists and advocates. It writes and pays for these pages and works with former owners, heirs and renters across all 50 states and D.C.

An advocate reads the papers with you, calendars the deadlines, and pulls the recorded sale documents to see what the property brought against the payoff. From there we answer the eviction, ask for time, negotiate a move-out, and build any surplus claim. A licensed attorney handles anything your state reserves for lawyers.

When a response deadline is close, when the owner has died, when several people claim the same money, or when the eviction and the surplus have to move together. Those are the points where a case stalls, and clearing them is the work.

Now tell us which paper you are holding, and when it reached you.

Possession runs on the shorter fuse, so we take it first, with the money question close behind. You pay nothing out of pocket to talk it through.
